Tenant FAQs
Answers to your common questions
-
Can you hold a place before I apply?
At SaukCreek Realty, we want to make sure you find the right home without missing out. Properties are rented on a first-come, first-served basis once a completed application and required fees are received. We encourage you to apply as soon as possible so we can help secure the right rental for you. -
Do I pay the first month's rent and last month's rent with my security deposit?
Move-in costs can vary depending on the property. In most cases, tenants are required to pay the first month's rent along with a security deposit before moving in. Some properties may also require last month's rent upfront. We will walk you through exactly what to expect so there are no surprises. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a lease agreement, which is typically 18 years or older. We believe in making the process clear and straightforward from the very beginning. -
Is the deposit refundable?
Yes, security deposits are generally refundable when the property is left in good condition, all lease terms are fulfilled, and there is no damage beyond normal wear and tear. Deductions may apply for unpaid rent, damages, or cleaning fees. Our goal is always transparency so you know exactly where you stand. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet the income, credit, or rental history qualifications. Cosigners must meet financial requirements and sign a guarantor agreement. We are here to help guide you through this process and find a solution that works for your situation. -
You have a property I want to rent. How do I apply?
We would love to help you get started. Applications can typically be submitted online or in person and will require a completed application, application fee, and supporting documentation such as proof of income and a valid form of identification. Our team is here to make the process as smooth and rewarding as possible. -
How do I pay rent?
We want paying rent to be as convenient as possible for you. Depending on the property, payments can typically be made online through a tenant portal, by automatic bank transfer, or by check or money order. Our team can help you find the option that works best for your lifestyle. -
I want to get a pet. What should I do?
We understand pets are part of the family. Before bringing a new pet home, we recommend reviewing your lease agreement and reaching out to our management team. Some properties welcome pets with an additional pet deposit or monthly pet rent, while others may have specific restrictions in place. -
I want to move out, but my roommate wants to stay. What should I do?
We know life circumstances change, and we are here to help guide you through the transition. Lease agreements typically hold all tenants responsible for the full lease term. If your roommate wishes to stay, they may need to qualify independently or work with management to find an approved replacement tenant. -
My lease expiration is coming, and I want to move out. What should I do?
We appreciate you keeping us informed. Most leases require written notice before moving out, so we encourage you to review your lease for the required notice period and submit your intent to vacate in writing before the deadline. Our team is happy to walk you through the process every step of the way. -
Who is responsible for paying for repairs and maintenance requests?
SaukCreek Realty is committed to maintaining properties that feel like home. Our management team handles routine maintenance and repairs, while tenants may be responsible for damages resulting from negligence or misuse. We ask that all maintenance requests be submitted promptly through the appropriate channels so we can address them as quickly as possible.
